What it costs
What an office fit out costs in Cape Town.
Every fit out is priced from the floor plan, but you should not have to send one to know the ballpark. These are the three levels we price to, per square metre of floor, for the building work, shown including VAT with the ex VAT figure under each. The first two are what our recent Cape Town jobs came in at; the third is what a high spec floor costs.

New partitions and glazed offices, floors, paint, lighting changes, joinery and a tea station. The ceilings, mains electrical and air conditioning stay as they are.

All including VAT. Each bar is the building work at that level with the same R229 770 of furniture (R199 800 ex VAT) added at the end. The furniture is 30 desks, chairs and pedestals, a boardroom for ten, a reception counter, two sofas and four credenzas, added up from the starting prices on this site, so it is the entry level; the same office with ergonomic chairs and three executive offices comes to about R363 400 (R316 000 ex VAT).
The furniture, priced
Furniture for a fitted out floor runs from about R770 per m² for open plan desks, task chairs and pedestals to about R1 200 per m² with executive offices, a boardroom and soft seating, including VAT, at the prices on this site. Desk prices, chair prices.
Plans and certificates
The electrical certificate of compliance and the building plans, where the council needs them, are part of the job. Landlord approval and the fire, air conditioning and occupancy sign offs sit with you and the landlord; we tell you at the quote stage what each one will need from us.
What moves the price
The building first: a shell with no ceilings and no services costs more to bring to a working floor than an office someone has just moved out of. Then the ratio of closed offices and meeting rooms to open plan, because partitions, doors and the extra lighting and air conditioning zones behind them are where the money goes. Then finishes: glazed partitions, acoustic treatment, feature ceilings and joinery are what take a floor into the high spec level. Allow about ten percent for what a survey cannot see, such as a floor that is not level or a distribution board that is full.

What does an office fit out include?
Everything between an empty floor and a working office: the layout and design, partitions and glass offices, ceilings and lighting, power, data and air conditioning, floors, paint, joinery and the tea station, and then the furniture, which goes in once the building work is done.
Is there a minimum size?
No. We fit out single offices as well as whole floors, and every job starts the same way: we come and look at the space.
What does an office fit out cost?
It is priced from your floor plan and a look at the space, because the building work depends on what is there already and on what you want built: how many closed offices and meeting rooms, and which finishes. On our own recent Cape Town jobs the building work has run from R2 875 to R4 600 per m² including VAT (R2 500 to R4 000 ex VAT) where the ceilings and services stay, and R5 750 to R8 050 per m² (R5 000 to R7 000 ex VAT) where the ceilings, electrical and backup power are new. A high spec floor with glazed partitions, acoustic treatment, feature ceilings and fitted joinery runs from R8 050 to R13 800 per m² (R7 000 to R12 000 ex VAT). The furniture is the part you can price now: every piece on this site shows its price including VAT, and the price guide gives the range for each kind of piece.
What does an office for 30 people cost, furnished?
About 300 m². Including VAT, the building work runs from R862 500 to R1 380 000 with the existing services kept, R1 725 000 to R2 415 000 with new ceilings, electrical and backup power, or R2 415 000 to R4 140 000 at high spec. Furniture for 30 people with a boardroom, a reception and a lounge adds about R230 000 at the starting prices on this site, or about R363 000 with ergonomic chairs and three executive offices. Ex VAT, that is R750 000 to R3 600 000 for the building work and R199 800 to R316 000 for the furniture. Design and project management are quoted as their own line.
Does the price include VAT, furniture and design fees?
The figures on this page include VAT at 15 percent, with the ex VAT figure beside each one, since most businesses claim the VAT back. Furniture, design and project management are each their own line, on purpose, so you can see exactly what each costs and change one without touching the others.
Is this a fit out or a refurbishment?
A fit out starts from an empty floor or changes the ceilings, air conditioning, electrical or fire installation. A refurbishment changes the layout, floors, paint, lighting fittings, joinery and furniture of an office that stays in use, phased by area so nobody moves out. What do you need from us to quote?
A floor plan if you have one. If not, a photo of the space or just the address will do. We come and look, and price the job from there.
Can we buy only the furniture?
Yes. Desks, chairs, standing desks and the rest of the range are priced on this site including VAT, and a furniture order is quoted on its own. Almost everything we sell carries a 5 year guarantee against manufacturing defects.

How should we compare fit out quotes?
Line them up on the same scope: the same layout, the same finishes, and the same answer on furniture, in or out. Read what each one leaves out as carefully as what it includes. And ask for the handover date on the quote, so it is agreed before the work starts.
